1. Who we are
This site and the 2026 Dominican Republic Buyer’s Guide are operated by Beachfront Properties DR (“we”, “us”), a buyer-side real-estate brokerage based in the Dominican Republic at Las Caobas, Calle la Javilla, Puerto Plata 57000, Dominican Republic. We are the data controller for the personal information described here.
Questions or requests about your data: sales@beachfrontpropertiesdr.com.
2. What we collect
Information you give us
- Guide unlock form: first name, last name, email address and phone number.
- Facebook and Instagram lead forms (for example the Discovery Tour application): the details you enter on the form, which may include your name, email, phone number, country of residence, timeline, budget range and your answers to the qualifying questions on that form. Meta also passes us the ad and form you responded to.
- Consultations and conversations: anything you tell us by email, phone, SMS, WhatsApp, Messenger, Instagram direct message or on a call, including your property preferences and questions.
- Booking a consultation: the name, email, phone number and time slot you give our scheduling tool.
Information collected automatically
- Usage and device data: pages viewed, links clicked, approximate location (from your IP address), browser and device type, and the ad or campaign that brought you here (UTM parameters).
- Advertising and analytics identifiers set by the tools described under Cookies and tracking.
- Browser storage: the guide page stores a small record in your browser (localStorage) so the guide stays unlocked when you come back. It contains no more than the fact that you unlocked it and when.
We do not ask for, and ask you not to send us, government ID numbers, banking or card details, or health information through these forms.
3. How we use it
- To deliver the guide and any other content you request.
- To answer your questions and help you shortlist, view and buy property in the Dominican Republic, including introductions to developers, lawyers and other professionals when you ask for them.
- To follow up about the guide, new developments, market updates and services we think are relevant to you.
- To run, measure and improve our advertising, including showing you relevant ads on Meta platforms and measuring which ads lead to enquiries.
- To operate, secure and improve our website and systems.
- To comply with legal obligations, including real-estate, anti-money-laundering and tax rules that apply to property transactions.
Automated tools. We use software, including AI-assisted services, to organize enquiries, prioritize follow-up and draft replies for our team. Decisions about your enquiry are made by people, not solely by automated means.
Where the law requires a legal basis, we rely on your consent (marketing messages and advertising cookies), our legitimate interest in responding to enquiries and running our business, and the steps needed before entering into a contract with you.
4. How we contact you
When you submit the guide unlock form or a lead form, you agree that Beachfront Properties DR may contact you at the email address and phone number you provided by email, telephone call, SMS text message and WhatsApp about the guide, your enquiry and our services. Some calls and messages may be sent using automated technology, including AI-assisted voice or messaging. Message and data rates may apply. Consent is not a condition of purchasing any property.
You can stop at any time: reply STOP to any text or WhatsApp message, use the unsubscribe link in any email, or write to sales@beachfrontpropertiesdr.com. We will still send you messages needed to complete something you asked for (for example a booking confirmation).
5. Who we share it with
We do not sell your personal information and we do not share it with other businesses for their own marketing. We share it only with:
| Recipient | Purpose |
|---|---|
| Follow Up Boss | Our customer relationship management (CRM) system, where enquiries and conversations are kept. |
| Meta Platforms (Facebook, Instagram, WhatsApp Business Platform) | Lead forms, messaging, advertising and ad measurement. |
| Google (Analytics, Tag Manager) | Website analytics and tag management. |
| Email and messaging providers (SendGrid, Twilio) | Sending emails, text messages and calls. |
| AI-assisted voice and language services (Retell AI, Anthropic, xAI) | Answering and placing calls, and helping our team prioritize and draft replies. |
| Calendly | Booking consultations. |
| Hosting and automation infrastructure (Hetzner) | Running our website, forms and internal automation. |
| Developers, lawyers, notaries, banks and other professionals | Only when you ask us to introduce you or to progress a purchase. |
| Authorities and advisers | Where the law requires it, or to protect our rights. |
Providers act on our instructions under contracts that restrict their use of your data. We may update this list as our tools change; the current list is always on this page.
6. Where your data is stored
We operate from the Dominican Republic and serve buyers mainly in Canada and the United States. Your information is stored and processed on servers in the United States (our website, forms and automation run on infrastructure in Ashburn, Virginia) and by the providers above, some of which are in the United States, Canada or the European Union. Those countries may have different data-protection rules from your own. We take reasonable steps, including contractual protections, to keep your information protected wherever it is processed.
7. How long we keep it
We keep your information while you are in contact with us and for up to three years after our last contact, so we can follow up on an enquiry that may take time to become a purchase. Records tied to a completed transaction are kept as long as real-estate, tax and anti-money-laundering laws require. You can ask us to delete your information sooner (see section 8), and we will unless we must keep it by law.
8. Your rights and choices
Wherever you are, you can ask us to tell you what personal information we hold about you, correct it, delete it, or stop using it for marketing. Email sales@beachfrontpropertiesdr.com and we will respond within 30 days. We may need to confirm your identity first.
- Canada: you have rights of access and correction under PIPEDA and provincial privacy laws, and may complain to the Office of the Privacy Commissioner of Canada.
- United States: depending on your state (for example California, Colorado, Virginia or Texas), you may have rights to access, delete and correct your data and to opt out of targeted advertising. We do not sell personal information. To opt out of targeted advertising, use the cookie and ad-settings controls described in section 9.
- Dominican Republic: you have the rights of access, rectification, cancellation and opposition under Law 172-13 on the Protection of Personal Data.
- European Union and United Kingdom: if you are located there, you also have the right to data portability, to restrict processing, to withdraw consent at any time, and to complain to your local supervisory authority.
9. Cookies and tracking
Our pages may use the following tools, which set cookies or similar identifiers on your device:
- Google Analytics and Google Tag Manager to understand how visitors use the site.
- Meta Pixel and Conversions API to measure whether our Facebook and Instagram ads lead to guide requests and enquiries, and to show relevant ads to people who visited.
You can control these through your browser’s cookie settings, Google’s Analytics opt-out, and your Meta ad preferences. Blocking them does not affect access to the guide.
10. Security
We protect your information with access controls, encryption in transit (HTTPS) and reputable providers, and we limit access to the people who need it to help you. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. If we learn of a breach that affects you, we will notify you as the law requires.
11. Children
Our services are for adults. We do not knowingly collect information from anyone under 18. If you believe a minor has given us information, contact us and we will delete it.
12. Changes to this policy
We may update this page as our tools or the law change. The effective date at the top shows the latest version. Material changes will be flagged on this page, and where required we will ask for your consent again.
13. Terms of use
By using this site and the guide you agree to these terms.
- Information only. The guide and this site are educational. They are not legal, tax, financial, immigration or investment advice, and no agent relationship is created until you sign a written agreement with us. Get independent advice from qualified professionals before buying property.
- No guarantees. Prices, availability, payment plans, tax incentives (including CONFOTUR), rental figures and completion dates come from developers and third parties and can change without notice. Past or projected returns are not a promise of future results.
- Your use. The guide is for your personal use. Do not copy, republish or resell it without our written permission. Content is © Beachfront Properties DR unless credited otherwise.
- Third-party links and tools (developer sites, Calendly, Meta, Google) have their own terms and privacy policies, which we do not control.
- Liability. To the extent the law allows, we are not liable for losses arising from your use of this site or the guide, or from decisions made in reliance on them.
- Governing law. These terms are governed by the laws of the Dominican Republic, without limiting any consumer rights you have where you live.
